South Shropshire Conservation Areas

Conservation areas are defined by section 69 of the Listed Buildings and Conservation Areas Act 1990 as '..areas of special architectural or historic interest, the character or appearance of which it is desirable to preserve or enhance'.  The Local Planning Authority (LPA) designates them.

There are 46 conservation areas in South Shropshire.  These are listed below with links to their Conservation Area Statements where available.  Hard copies are available at a cost of £3 per statement from Planning Policy at the address at the bottom of this page.

Some of the effects of conservation area status are as follows:

  • When dealing with planning applications in conservation areas, the LPA is required to 'pay special attention' to the desirability of preserving and enhancing the character or appearance of the area.  This means that there is a higher standard of design required in conservation areas than elsewhere.
  • It is an offence to demolish a building or structure in a conservation area without of the LPA.  There are some exceptions but it is advisable to ask for advice before taking action.
  • It is an offense to cut down, top, lop, uproot, damage or destroy a tree in a conservation area without having given six weeks notice to the LPA.  There are some exceptions but it is advisable to ask for advice before taking action.
  • Permitted development and the right to display advertisements are more limited than elsewhere.

Changes to conservation area status

From time to timethe LPA will consider designating or extending conservation areas.  Any new proposals or changes will be the subject of public consultation. 

Design requirements

Developers are advised to consult the Planning Department at an early stage in the design process, as design requirements in conservation areas are stringent.
