Communal Facilities and Services

The units are served by a communal tea/rest room, with communal toilet facilities including disabled. Users of all communal facilities will be required to maintain a reasonable standard of cleanliness. A service charge for the general cleansing of the communal facilities and for any repairs and maintenance is included in the rent. Each unit has a three phase electricity supply and a telephone point. In addition, the units at Long Lane have gas central heating. Parking spaces are available at each site.

There are communal kitchen and toilet facilities including for disabled. Users are required to maintain a reasonable standard of cleanliness. General Information

Uses
Class B1 Business - use for any or all of the following purposes:-


as an office other than a use within Class A2 (Financial & Professional Services)
for research or development of products or processes, or
for any industrial process being a use which can be carried out in any residential areas without detriment to the amenity of that area by reasons of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit.

Class B8 Storage or Distribution

  • Use for a storage or distribution centre.

Outgoings
In addition to rent, tenants are also responsible for rates, lighting, heating and all other outgoings relevant to the use of the particular unit.

Rent is payable monthly in advance and is reviewed on a biannual basis. Rates and rents currently payable are shown on the enclosed leaflet.

Terms

The units are available on a yearly lease which may be terminated by either side giving 1 months' notice in writing

External repairs are the responsibility of the Landlord. The tenant is responsible for internal repairs and for ensuring that the premises are in good repair before vacating.

lngoing tenants are responsible for their own legal costs and any costs associated with service connections etc.
