About the Land Charge Service
The Land Charges Register holds information about land and property. For a fee searches can be made by prospective purchasers and others to find out what may affect the property.
This provides for those purchasing property or land within South Shropshire District Council area.
The purpose of the service is to disclose to the prospective purchaser information, which may affect a particular property or plot of land. Every time a property or piece of land is purchased, leased or a valuation is carried out, a search is sent to the Local Authority.
The Search discloses any matters that have been registered as a Local Land Charge, or information held by the Council, which the buyer would like to know about. This can be anything from the land being contaminated to whether there is a Tree Preservation Order on the site.
The Local Land Charges Unit maintains a Register that is constantly updated in order to provide answers to Search requests. The Department also obtains information from other Departments within the Council such as the Environment Department, Building Regulations, Planning Policy and Enforcement office. We also obtain replies to Highways and Footway questions from the Shropshire County Council.
By undertaking official Local Authority Searches you are provided with the complete and comprehensive information as per con29 enquiries form, carried out in accordance with the Local Land Charges Act 1975 and Rules of 1977.
If you are moving house ask your Solicitor who will be carrying out the search on your behalf. Ask the question - will it be a full Local Authority Search?
