Demolition - control and advice
If you intend to demolish a whole building or part of a building you may need to notify South Shropshire District Council before you commence works. You must also notify the owner/occupiers of adjacent buildings, and the local electricity and gas companies.
Demolition works that do not require notification are as follows:-
- Demolition works associated with a demolition order made under the Housing Act.
- Internal demolition within a building that is occupied.
- Demolition of a building that has a cubic content (measured externally) not exceeding 62 cubic metres (1750 cubic feet).
- Demolition of a greenhouse, conservatory, shed or prefabricated garage forming part of a larger building.
- Demolition of an agricultural building (N.B. it is recommended that you discuss the demolition of an agricultural building with building control prior to commencement of the demolition.
A demolition notice to South Shropshire District Council must state the following information:-
- Specify the building to which the demolition relates.
- The type of demolition works proposed.
- The date demolition works will commence.
- Confirmation that owner/occupiers of adjacent buildings have been notified.
- Confirmation that the local electricity and gas companies have been notified.
Upon receipt of a Demolition Notice the authority will issue a counter notice to the person carrying out the demolition works requesting certain works associated with health and safety to be carried out. A copy of the notice will also be issued to the owners and occupiers of adjacent buildings and also to the statutory undertakers.
During the demolition works a representative of South Shropshire District Council Building Control may visit site to ascertain if the demolition notice is being complied with.
